Block B02

Situated at the heart of the new neighbourhood, Block B02 will be surrounded by vibrant public spaces and directly connected to the Florenc Metro station at its northern corner, creating a key entry point from Křižíkova Street. Conceived primarily as a residential block, the buildings will also feature retail outlets along the street level, activating the streetscape.

In total 155 teams entered the first phase of the Block B02 Competition, eight advanced to phase two, and four reached the final stage.

The winning proposal submitted by Team no. 66 formed by Aulík Fišer architekti, Machar & Teichman, studio reactor and Atelier Partero, was recognized by the jury for its thoughtful and dynamic architectural concept. The design divides the perimeter block into three distinct volumes that respond thoughtfully to the urban context while preserving a cohesive identity. Strong human-scale articulation, efficient floor plans, and a flexible courtyard underscore the project’s overall quality and vision.

Our Block 02 concept – 3 DISTRICTS / 3 STUDIOS – inspired by the 1884 map (which marks the intersection of three cadastral areas at this location), divides the block into three parts influenced by the distinct architecture of the neighboring districts: Nové Město (generous scale, strong plasticity, giant order), Karlín (diverse meeting of historic and modern buildings), and Žižkov (pleasant urban environment with flat, less articulated façades and characteristic corner buildings).

Three studios each designed one part of the block through a process of mutual critique.
An important aspect of the process was balancing the preservation of each studio’s design integrity with openness to jury comments and recommendations.

Six mutually composed buildings with a harmonious tonal language express both the traditional urban modulation and the integrity of a simultaneously constructed block. The block’s ground floor, with shops and services, does not extend into the courtyard, which is designed as a garden integrated with green spaces on the rooftop terraces and roof.

LAN architecture | P2PA

Block B02 reinterprets the foundations of the Prague block: a closed form, with aligned and rhythmic facades, animated by expressive corners that mark the city. Ten clear and legible buildings compose the whole, organized in three parts: an active commercial base, a central body of housing, and a lived-in crown.

At the corners, distinctive volumes assert urban presence, while the roofs become suspended houses: double or triple orientations, planted terraces, open views. These rooftop architectures extend and reinterpret the characteristic gables of Prague. Constructive unity is expressed through an “inhabited skin” of modular glass — colored, silk-screened, sandblasted — filtering, lighting, diversifying, and translating the chromatic tradition of Prague facades into luminous variation.

At the heart, a continuous portico surrounds a living mini-forest, both climate regulator and shared landscape. Its spaces, sometimes sunny, sometimes shaded, welcome children, adults and elders, creating an intergenerational place of conviviality, an extension of collective life.

HUMBLE BLOCK – The block is composed of 8 individual buildings that respect the urban scale of Prague. The architecture is contemporary and restrained, with an emphasis on timeless elegance, clarity, and attention to detail. It works with abstracted traditional typologies, translating them into
a modern architectural language.

PRAGUE BLOCK – the design draws from the tradition of the Prague tenement house. Each building has its own identity, expressed through materials and appearance. However, the whole is unified by
a shared set of rules, ensuring architectural coherence while allowing diverse interpretations in the details.

COOPERATIVE BLOCK – we propose a block that is considerate to both the environment and its inhabitants. This cluster of residential buildings fosters the creation of good neighbourly relations within the block, the street, and the city as a whole.

GREEN BLOCK – an integral part of the block is the traditional green courtyard, which serves as
a shared space for residents. It supports neighbourly interaction, community events, and simultaneously enhances the quality of the environment — retaining water, improving the microclimate, and increasing visual appeal.

Florenc Residential Block 2 transforms a long-neglected brownfield site in central Prague into
a vibrant, functional neighbourhood. Set within a historic urban fabric, the design integrates with both its context and contemporary transport infrastructure. Rooted in local culture, climate, and urban patterns, the project considers the city holistically, ensuring architecture resonates with its surroundings while addressing Prague’s civic needs. Using regionally sourced sandstone and warm-toned materials, historic motifs are reinterpreted in a contemporary language.

Varied building volumes create identity and orientation, while human-centric spaces—rooftops, courtyards, and ground-floor areas—encourage community, privacy, and social interaction. Active ground floors and engaging roofscapes enhance the public realm, while generous green spaces promote biodiversity and better microclimates.

As part of Florenc 21, the project reclaims central urban land for lasting habitation, countering the “Airbnb-ification” of city centres. Thoughtful use of color, texture, and materials achieves unity without uniformity. Florenc Residential Block 2 exemplifies inclusive, resilient urban regeneration where people can live, connect, and thrive.
