Block B01

Block B01 will form a gateway from Prague’s historic centre into the emerging urban district. Positioned between Na Florenci and Křižíkova Streets, it occupies a point where heritage and modernity converge, reinforced by its proximity to the elegant Desfours Palace, the Museum of Prague, and the Masaryčka building designed by Zaha Hadid. The site is also traversed by the arterial road, adding both complexity as well as a distinct character.

The proposed programme for Block B01 envisions a dynamic office building with activated groundfloor along the streeta and beneath the flyover. Its north-eastern edge will connect directly to the Florenc metro station, ensuring a smooth flow of people. The corner building facing Desfours Palace and the Zaha Hadid building is conceived as
a landmark element, reinforcing the gateway role of the site.

The competition for Block B01 attracted 156 teams; 8 advanced to the second stage and 4 to the final round. The jury selected the proposal by TEAM 111 – ADEPT | ohboi for its sensitive response to the urban context. The design harmonises distinct building volumes, combining expressive façades and landscaped roof terraces.

Our vision is to create a unified urban cluster, where the Bastion, the two new buildings, and the space beneath the elevated Magistr.la come together in a coherent whole. An active, public ground floor ties the elements together, while a continuous pedestrian network cuts through and between the volumes – becoming the spatial spine of the proposal. It is where the rhythm of the city meets the structure of the architecture.

This is an open cluster, where overlapping programs – from commerce to community, from work to recreation – build a coherent and generous identity. Informal cultural programs and everyday social uses are placed alongside the more formal street front and office functions, creating a layered experience for users and visitors alike.

Vertically, the project is structured in three layers: an open and porous ground floor with public functions; flexible and efficient workspaces in the middle; and finally, shared rooftop levels with gardens, community spaces, and views over the city. This layering creates a new vertical urbanity and supports diverse use patterns throughout the day. Material expression is rooted in the local character, while generous greenery promotes biodiversity and wellbeing.

The vision is guided by three themes: Place and Identity, Sustainability and Performance, and Human Scale and Spatial Experience – together shaping a project that is both contextually grounded and open to the future.

Team 30

Barkow Leibinger Architekten

The design establishes a cohesive and distinctive architectural identity that is deeply rooted in Prague’s cultural and architectural identity, while integrating the block seamlessly into its context. The organization enable path/ throughways permeably that will help connect it to the neighbourhood.

The block is compact and divided by the flyover highway into two volumes that are in visual and geometric dialogue, unified by a continuous, spatially open ground floor – a canopy-covered urban market (shops, cafes, lobbies and entrances) that grounds the entire ensemble and links it to the street. With their stepped profiles, the two buildings respond to the surrounding city heights, capped by a small-scale green roofscapes.

Façade typologies were developed in response to Prague’s historic cityscape to further embed it into context. Two typologies articulate the ensemble: the outboard facades facing the Old Town,
a gritted frame façade referencing Czech Cubism, reinterpreted here as a performative layered facade with integrated external sun protection. The second façade faces inboard to the flyover and is characterized by winter garden/ balconies and glazing at the vertical lobby tower anticipating the street becoming more pedestrian friendly and neighbourly.

CHYBIK + KRISTOF | Mfs Group

The project of the new Prague campus represents a modern office environment connected to
a lively public space. The building follows the urban context and creates a green valley that dampens the noise of the Magistála. In the center there is a multifunctional public space with a cultural center, which enlivens the space even outside of working hours.

The architecture combines flexible office floors, green terraces and distinctive corners as landmarks. The facade ensures acoustic comfort and energy efficiency. The project is built on the principles of sustainability, a pleasant environment and adaptability, thus defining a new standard for the working environment in Prague. It harmoniously connects three buildings with a shared identity and an emphasis on detail, thereby enriching the urban structure.

Kuba & Pilař architekti

We propose the block as a single unit unified by a glass facade, which changes its appearance in response to the weather, time of day, and viewing angle. We divide the block into several smaller parts. The layout and massing of the individual parts are based on the urban situation and the relationship to the surrounding space.

We have reduced the surface area of the facades along the highway by removing mass from the body of the block. Diagonal cuts have allowed us to offset parts of the facades from the highway. Several planes of the shell thus reduce and enlarge the proportions of the mass and create irregular facades along the highway, allowing light to penetrate deep into the block and into the interior spaces. Atriums are created on both opposite sides of the block.

The parterre is open to the surrounding streets, and the passageway leading through the block and under the highway draws life from the public street space into the atriums. The highway is accessible from Křižíkova Street and from the extended Na Florenci Street via outdoor public staircases.

The western part of the block is the entrance to the new area, and the simple corner mass is
a vertical counterpoint to the dynamic, distinctly horizontal Masaryčka building. The corner facade faces the city center, while the lower longitudinal mass with a slender vertical facade on Křiž.kova Street deviates diagonally toward Na Florenci Street. The massing of the eastern part of the block is simpler and calmer, the northern orthogonal mass is lower in relation to the height of the Bastion building, and the southern mass recedes diagonally from the highway. We do not connect the block with the Bastion, but create a space - a piazza enclosed by a staircase leading to the highway and Křižíkova Street.
