
Block
B03 is situated in the centre of Florenc21 surrounded by pedestrianised public
spaces. It features a closed urban block with inner courtyard. The B05 is located
across the street and along the railway as a continuation of B04. Both blocks
B03 and B05 were subject to one competition, however the jury decided to award
the first place to two different teams.
B03
and B05 are primarily conceived residential, offering a broad range
of apartment types, including micro-living units, complemented by street-level
retail and small amenities.
The buildings respond sensitively to the varying
heights of the site and engage in a dialogue with the Negrelli Viaduct to the
east and the railway to the south
The
Block B03/B05 competition attracted 148 teams, with eight advancing to the
second phase and four reaching the final. The jury awarded first place for Block
B03 to Team 77 and first place for Block B05 to Team 37.

The
Block B03 proposal was recognized for its diverse and distinctive character.
Varied massing, pronounced corner elements, and well-proportioned façades that give
the block a strong identity. Efficient apartment layouts, internal courtyards,
and sunken gardens create inviting shared green spaces.

The
winning proposal for Block B05 stands out for its intelligent and efficient
approach, balancing height variations, access, and shared spaces to create a
well-functioning and pleasant living environment. Carefully designed galleries,
short access decks, and wintergardens improve circulation and provide
semi-private outdoor areas.





Designing two buildings in the context of Florenc 21 is a complex challenge where contrasting factors have to be equalised into an organic yet vibrant whole. The new buildings have to impersonate different characters, in order to avoid producing a monotonous atmosphere, while still being able to help creating a calm, consistent image for the whole neighbourhood.
Their expression should remain rooted in the architectural tradition of Prague, without escaping contemporaneity and thus sliding into the slippery terrain of superficial historicism. Their entrance sequences and shared spaces should be able to convey a narrative of belonging to a solid community inhabiting a grand house, a city palace, even if the apartments are smaller compared to what was mainstream only few decades ago. Their plans should be flexible, without being generic; their construction ecological without being out of budget. This project answers this intricate set of questions and many others, with effortlessness.





A premium residential project develops the traditional Prague block structure with an emphasis on corner landmarks, high-quality public spaces, and a diverse architectural expression. The corner towers naturally grow out of the urban landscape, offering unique views while resolving problematic corners of the tight inner courtyard, thus enabling residential units to be placed in the most attractive locations.
The innovative “public shelf” typology brings light and air into the semi-private courtyard and organically connects it with the residential street. The block is composed of a set of diverse buildings that respect the Prague context while carrying the signature of the three collaborating architectural studios. An active ground floor with retail units enlivens the public space and supports community life. A central reception and direct entrances from the streets and garages ensure maximum comfort for residents.
The functional division of the block into separate sections allows for efficient operation and strengthens natural social oversight. The project is based on a sustainable concept that integrates high-quality architecture with environmental considerations, resident comfort, and the long-term value of the entire development. It offers an environment that combines the proven qualities of Prague’s block structure with innovative approaches and the contemporary needs of modern urban living.






Prague’s historic central core - a UNESCO World Heritage site - features a diverse mix of flamboyant architecture, reflecting the capital’s rich history. Whilst buildings date from different periods across
a range of styles, the majority are comprised of verticality fragmented colourful and decorative stucco.
Our proposals for B03 / B05 are sensitively designed to sit comfortably alongside this vivid heritage context and propose similarly colourful and layered buildings of elegant, timeless architectural character, robustly designed to meet the greatest challenge of our time: climate change. Both buildings are fragmented into vertically expressed blocks of human scale, optimising innovative design in the form of off-site manufactured prefabricated and loadbearing external façades of low-carbon materials throughout; lime stucco above a robust GGBS recycled content concrete precast base.
Taller massing is articulated to key corners framing urban gateways adjacent squares to aid wayfinding, whilst abundant roof terraces throughout optimise market value, biodiversity and views to Prague’s spectacular skyline. Internally, abundant communal facilities help promote resident wellbeing, community cohesion and ensure societal resilience.






Our vision for Florenc, "On the right track," weaves Prague's historic urban fabric into a sustainable future. The design continues the city's traditional scale, creating authentic diversity across two blocks and six houses, each shaped by its unique context. This analogous approach ensures the new quarter feels like a seamless continuation of the cherished city, fostering both urban cohesion and individuality.
An expressive roof topography creates a lively, ecological landscape for green spaces, water retention, and solar energy generation. A simple, flexible structure supports sustainable surfaces and opens potential for a circular economy.
We create a timeless backdrop for urban life, where 90% of the design is rational and refined, enriched by 10% of extravagant flair to create a memorable experience. With an active, green ground floor and a public rooftop bar, the project becomes a vibrant and welcoming destination for all.
